Which Schluter Models This Applies To

Schluter products in home additions and ADUs fall into three categories, and each has a specific identifier you can check without pulling tile.

• Schluter-DITRA and DITRA-XL - the orange polyethylene uncoupling membrane with integrated fleece backing. DITRA is 1/8″ thick; DITRA-XL is 5/16″. Look for the printed grid pattern and “Schluter-DITRA” repeating every 12 inches on the roll edge. In Anaheim’s clay-heavy soils, we see more DITRA-XL specified for slab additions because the extra thickness handles the minor slab movement that happens through wet and dry seasons.
• Schluter-KERDI and KERDI-DS - the bonded waterproofing membrane, orange or gray depending on the batch. KERDI is 4 mil polyethylene; KERDI-DS is 10 mil for steam showers and continuous wet areas. The product code is printed on the factory seam tape. We find KERDI-DS specified more often in ADU bathrooms because California’s Title 24 energy code pushes builders toward tighter envelopes, and steam management becomes critical.
• Schluter-SCHIENE, -JOLLY, -RONDEC, -QUADEC - the metal and PVC edge profiles that terminate tile at countertops, shower curbs, and floor transitions. Each profile has a part number stamped on the inside leg: SCHIENE is the straight-edge L-profile; JOLLY is the rounded-edge U-profile in PVC; RONDEC is the rounded-edge in aluminum or brass; QUADEC is the square-edge corner guard. The critical compatibility issue is leg height, which must match your tile thickness exactly. A 3/8″ tile with a 1/4″ SCHIENE leaves a sharp, exposed edge that catches and cracks.

Signs Your Schluter Home Additions & ADU Is Failing

• Tile cracks running parallel to control joints. This usually means the DITRA membrane has delaminated from the substrate or was installed without proper thinset coverage. The uncoupling function is lost, and the tile takes the full stress of slab movement. In Anaheim’s Platinum Triangle area, we see this often in garage conversions where the original slab was polished but not properly scarified before membrane installation.
• Soft or discolored baseboard in wet areas. KERDI seams that were improperly overlapped or sealed with generic caulk instead of KERDI-FIX create a slow leak path. The water tracks along the bottom plate and shows up as swelling or mold staining before you ever see tile damage.
• Loose or “drummy” tile sound when tapped. Air pockets under DITRA from a too-dry thinset bed or backrolling in the wrong direction leave hollow spots. The tile sounds fine until traffic breaks the bond, then the whole field starts moving.
• Rust staining at metal profile edges. SCHIENE or RONDEC in aluminum will corrode if installed with steel fasteners or if the profile sits in standing water from a failed slope. The orange-brown stain weeps onto grout and is often mistaken for generic moisture damage.
• Grout crumbling at transition strips. When a profile leg height is mismatched to tile thickness, the grout joint at the edge takes all the flex. It powders out in six to twelve months, and the edge tile starts chipping from below.

Replacement Cost & What’s Included

The range depends on three factors: how much tile must come out to access the membrane, whether the substrate itself needs repair, and whether we can source matching tile or if the whole field needs resetting. Under Clause 1 of the Haven Standard, you get the written price before anyone picks up a hammer. The quote is flat; no change proceeds without a signed change order.

DIY or Call Us?

There is one thing an owner can safely check: the profile part number. If you have loose edge trim, look inside the leg for the stamped size code. A 3/8″ tile needs a 3/8″ leg height. Mismatch is the most common cause of edge failure, and it is visible without tools.

Everything else goes wrong fast without the right substrate prep. DITRA demands a bond-breaker free surface and thinset mixed to a specific slump; too wet and the fleece won’t grab, too dry and the membrane bridges. KERDI seams require 2″ overlap minimum with unmodified thinset or KERDI-FIX, and the flood test is 24 hours minimum per TCNA guidelines. We have pulled out three DIY membrane jobs in Anaheim this year where the homeowner used modified thinset against Schluter’s explicit instruction, trapping moisture and breeding mold behind a surface that looked fine.
