ES Windows Home Additions & ADU: The Anaheim Owner’s Guide

We stock and install ES Windows-compatible systems for home additions and ADU projects in Anaheim, with typical installed pricing from $45,000 to $130,000 for home additions and $90,000 to $220,000 for detached ADUs. Most Anaheim owners first notice trouble when an ES Windows unit in their addition starts showing seal failure, hardware corrosion, or operation drag that wasn’t there when the original install wrapped. In the Platinum Triangle district and across older Anaheim neighborhoods, we’ve seen ES Windows aluminum frames hold up structurally while the thermal break, glazing bead, or operator hardware gives out first, especially where the original install didn’t account for south-facing exposure or the gap between conditioned space and new construction.

Which ES Windows Models This Applies To

ES Windows produces several aluminum window and door series common to Southern California additions and ADUs. The ES 5000 series, ES 8000 series, and ES Architectural line are the ones we encounter most in Anaheim, though the badge on the frame edge or the etched mark on the glass spacer is what tells you for certain. The 5000 series uses a single-operator crank with a specific 3/8-inch spindle that differs from the 8000’s 1/2-inch version; mixing these is a common ordering error that leaves the sash loose in the frame. For thermal-break replacements, the OEM ES gasket profile is a dual-durometer design that aftermarket suppliers replicate with varying accuracy. We’ve found that third-party glazing beads rated for coastal exposure, like the ones we source through our KraftMaid and Cambria supply chain, perform within spec for Anaheim’s inland heat but may not carry the same warranty terms as factory ES components. If your unit still has the original serial label, photograph it before calling. The series prefix, glass thickness, and hardware hand (left or right) are all needed for a match.

Signs Your ES Windows Home Additions & ADU Is Failing

Signs Your ES Windows Home Additions & ADU Is Failing
  • Condensation between glass panes. The insulated glass unit (IGU) seal has failed, allowing moist air into the cavity. In Anaheim’s dry summers this may seem minor, but the desiccant inside the spacer saturates and the clouding becomes permanent, typically within 18 months of first appearance.
  • Crank operator grinds or slips. The worm gear inside the ES operator mechanism has worn or the spindle has stripped where it meets the sash arm. We see this most on 5000-series casements that were opened daily for cross-ventilation in additions without central cooling.
  • Sash drops or won’t stay open. The balance system, either a coil spring or block-and-tackle type depending on ES series year, has lost tension. On units installed before 2015, the original nylon cord can degrade in UV even with the screen in place.
  • Frame corner weeps staining the stucco or siding. The weep screed, the slotted channel at the sill designed to drain condensed water, is clogged with debris or the drainage path was blocked during the addition’s exterior finish. Water backs up and exits where it shouldn’t.
  • Visible gap at the sash-to-frame meeting point. The compression seal has flattened or the frame itself has shifted if the addition’s foundation settled. In Anaheim’s older neighborhoods near the original downtown grid, we’ve measured 1/4-inch racking on additions where the footings weren’t tied to the main structure.

Replacement Cost & What’s Included

For ES Windows units in Anaheim home additions and ADUs, replacement pricing breaks into two categories. Full IGU replacement with OEM or matched aftermarket glass runs $450 to $1,200 per opening depending on size, Low-E coating specification, and whether tempered glass is required by current California code. Hardware-only replacement, operator mechanisms, locks, and balances, typically falls between $180 and $480 per unit. Full frame-and-sash replacement, necessary when the thermal break has failed or the frame is racked, starts around $800 per opening and scales with dimension and finish color matching. Our quotes include removal, disposal, interior and exterior trim touch-up, and a written warranty. Under Clause 1 of the Haven Standard, the price we write is the price you pay; no change proceeds without a signed change order. We also offer a Free Second Opinion on any written estimate you’ve received for the same scope.

Service Anaheim Price Range
IGU replacement (per opening) $450 - $1,200
Hardware replacement (per unit) $180 - $480
Full frame-and-sash replacement $800 - $2,400+
Home Addition (full project) $45,000 - $130,000
ADU Construction (full project) $90,000 - $220,000

There’s a safe middle ground and a hard stop. An owner can clear weep holes with a piece of wire, lubricate the operator track with silicone spray, and verify that the sash lock is fully engaging before assuming the unit is worn out. What we don’t recommend: removing a fixed sash or IGU yourself. ES Windows aluminum frames use internal glazing stops that release with a specific sequence; pry in the wrong order and the glass drops. Tempered glass is required by code for units near doors and at low heights, and when it breaks it granulates instantly. If your addition or ADU was built under a permit, the replacement likely needs to match the original egress and energy code compliance.
