Dvele Home Additions & ADU: The Anaheim Owner’s Guide

We stock and install Dvele-compatible components for home additions and ADU projects in Anaheim, with typical installed work ranging from $45,000 to $130,000 for additions and $90,000 to $220,000 for full ADU construction. Most Dvele-related service calls we handle involve prefabricated wall panel connections, MEP rough-in compatibility, or structural connector hardware that has shifted or corroded since original installation. In the Platinum Triangle and older Anaheim neighborhoods, we regularly see Dvele systems installed between 2018 and 2023 that need connector torque checks or weather-seal replacement where the marine layer exposure has accelerated gasket fatigue.

Which Dvele Models This Applies To

Rowan Construction Group Anaheim is an independent service provider, not affiliated with Dvele. We work with Dvele’s prefabricated panel systems across their Gen 1, Gen 2, and current Series 3 product lines, which you’ll find labeled on the electrical panel cover or stamped into the steel connector plates at the base of each wall section. Gen 1 systems, common in early Anaheim ADU permits filed 2018-2020, use 5/8-inch bolt patterns on their structural connectors; Gen 2 and Series 3 shifted to 3/4-inch hardware with integrated thermal breaks.

To identify your system, check the data plate inside the main electrical compartment or photograph the connector stamp where the wall panel meets the foundation. The OEM torque spec for Dvele connectors is 110 ft-lbs for Gen 1, 140 ft-lbs for Gen 2 and Series 3. We stock both sizes on our trucks, along with the replacement thermal-break gaskets that Dvele specifies but which are often missing on third-party installs. For gasket replacement, we source equivalent EPDM rated to ASTM D2000 from our regular supplier rather than waiting on Dvele direct, which typically runs 10-14 days.

Signs Your Dvele Home Additions & ADU Is Failing

Signs Your Dvele Home Additions & ADU Is Failing
  • Panel seam separation visible at exterior corners. This usually indicates connector bolt torque loss, which happens faster in Anaheim’s coastal-influenced climate where thermal cycling between morning fog and afternoon sun loosens hardware faster than inland installations. The gap allows moisture behind the weather barrier and starts rot in the OSB sheathing.
  • Musty odor or visible staining at baseboard level on interior walls. Dvele’s vapor management relies on continuous gasket compression at the foundation interface. When those gaskets harden or were never properly seated, Anaheim’s winter ground moisture wicks upward. We find this most often in garage conversions where the slab wasn’t properly sealed before panel set.
  • Electrical circuits tripping repeatedly in the addition or ADU. Dvele routes Romex through pre-formed chases in the steel studs. If the anti-short bushings have shifted or the original installer used standard rather than armored cable where the chase turns, the steel edge eventually cuts insulation. This is a genuine fire hazard and needs immediate attention from a licensed electrician working with the panel system.
  • Doors or windows binding in their frames seasonally. The steel frame system expands and contracts differently than conventional wood framing. When connector plates slip even 1/8 inch, the cumulative effect throws openings out of square. In Anaheim’s summer heat, a Gen 1 panel can grow 3/16 inch across a 12-foot wall section.
  • HVAC short-cycling or poor temperature control in the addition. Dvele’s tight envelope performs poorly if the mechanical rough-in wasn’t balanced for the actual air volume. We often find flex duct crimped at the panel penetration or return air pathways blocked by insulation that shifted during panel installation.

Replacement Cost & What’s Included

Service Anaheim Price Range
Dvele connector hardware inspection & re-torque $800-$2,400
Gasket replacement, foundation to panel interface $1,200-$3,600
Electrical chase repair with proper bushing/armored cable $1,800-$4,500
Panel seam resealing with compatible membrane $2,000-$5,500
Full Dvele system evaluation with photo documentation $450-$850

What drives the range: accessibility (crawl space height, existing finish materials), whether the original install documentation is available, and how many connection points need attention. Every quote we write itemizes parts and labor separately, and no work proceeds without a signed change order if the scope shifts. Under Clause 1 of the Haven Standard, that written price is delivered before anyone picks up a tool. Our 365-Day Done Right Promise covers the workmanship, and the documented photo record from every visit goes to you by text or email before we leave the site.

DIY or Call Us?

There’s a clear line here. An owner can safely walk the perimeter with a flashlight, photograph any panel gaps or staining, and check that the data plate is legible. Do not attempt to re-torque structural connectors yourself; the spec requires a calibrated torque wrench and knowledge of the sequence, and over-torquing a Dvele thermal-break connector cracks the gasket and voids the thermal performance warranty. Electrical chase work is strictly licensed work in California.

We’ve seen three DIY attempts in Anaheim in the past two years that ended with stripped connector bolts or punctured vapor barriers, turning a $2,000 service call into a $12,000 panel replacement. Measure twice, say it once, show your work - that’s how we operate, and it’s why we document every bolt torque value in the photo record we send you. Call (562) 245-4592 when you’re ready for the honest assessment.
