Kitchen Remodel: Galley to Gathering Space in Anaheim Hills


The homeowners had cooked in a 10-foot galley for 22 years. The soffit above the cabinets trapped grease, the laminate counters had swollen at every seam, and the single window faced a block wall. We removed the soffit to gain 14 inches of vertical storage, ran KraftMaid maple shaker cabinets to the ceiling, and installed a Cambria Brittanicca quartz island with a 15-inch overhang for seating. The client chose a Kohler Bellera faucet and a Toto Farmhouse sink - both named on the written quote, both delivered at the price quoted. Under Clause 1 of The Haven Standard, the $34,800 price was fixed before demolition started. The crew documented the rotted subfloor we found beneath the vinyl (photo 17 in the record) and handled it with a signed change order for $340, not a surprise on the final invoice.
Bathroom Remodel: Leaking Shower Pan in The Colony


The shower pan had been leaking for months. The drywall below the window was soft, the baseboard in the adjacent hallway had buckled, and the homeowner had stopped using the guest bath entirely. We stripped to studs, found the original weep screed was flat against the slab with no drainage slope, and rebuilt with a pre-sloped foam pan, waterproof membrane, and large-format porcelain tile with epoxy grout. The curbless entry required lowering the slab three-quarters of an inch - we noted the concrete dust, the jackhammer time, and the haul-away cost in the written scope at $12,400 total. The photo record shows the membrane flood test holding water for 24 hours before tile went up. That’s standard documentation, not an upgrade.
Roof Replacement: Two-Layer Tear-Off in West Anaheim


This roof had two layers of asphalt shingles, the bottom one original to 1987. The top layer was 14 years old with bald patches where granules had washed into the gutters. We pulled both layers, found three sections of delaminated plywood decking at the rake edges, and replaced them with 7/16-inch OSB before installing GAF Timberline HDZ shingles in Barkwood with a Golden Pledge warranty. The intake vents had been painted over by a previous owner, so we cut new soffit vents and balanced the system with ridge vent exhaust. The written quote was $18,600 for the full scope; the decking replacement was already priced per sheet in the original document, so when we found the damage, there was no negotiation, just a signature on the pre-written line item. Home Addition: Master Suite ADU Conversion in Anaheim Colony Historic District


The homeowner wanted rental income from a detached garage that had been “converted” by a previous owner with no permits, no insulation, and a subpanel fed by an extension cord buried two inches deep. We demolished to foundation, retained the slab after epoxy injection of a corner crack, and built a 420-square-foot ADU with a kitchenette, three-quarter bath, and separate electrical meter. The Anaheim planning department required historic district review; we handled the design compatibility package, the public hearing notice, and the permit pull. The project quoted at $127,000 and finished at $131,400 - the difference was the client’s signed change order for upgraded Milgard Ultra windows after the framing inspection. Every permit, every inspection sign-off, every change order is in the photo record, which the homeowner received on a drive at final walkthrough.
Driveway & Pavers: Cracked Concrete to Permeable Court in East Anaheim


The concrete driveway had cracked in three directions, sloped toward the garage door, and ponded water against the foundation during every hard rain. We removed 180 square feet of concrete, excavated eight inches, and installed a permeable base course with Belgard Aqua Roc pavers in Sierra color. The permeable system handles runoff on-site, which mattered because the city’s stormwater requirement for this lot size would have required a detention basin otherwise. A channel drain at the garage threshold catches what the pavers don’t absorb. The quote was $14,200, including the haul-away of concrete we broke into pieces no larger than 24 inches per city disposal requirements. The photo record shows the open-graded base before compaction and the first course of pavers set to string line.
Fence Installation: Rotten Board-on-Board in Southwest Anaheim


The existing fence was redwood board-on-board, 14 years old, with posts that had rotted exactly at grade where soil held moisture against the wood. The concrete footings were intact but tilted because the wood inside them had turned to pulp. We pulled everything, set steel posts in concrete with a six-inch gravel collar at grade for drainage, and hung new redwood boards with a dog-ear cap. The steel posts cost more upfront than pressure-treated wood, but the homeowner had already replaced this fence once and didn’t want a third time. The written quote was $8,400 for 87 linear feet with two gates. Photo 12 shows the gravel collar detail - it’s the kind of thing you don’t notice until you understand why the last fence failed.
