Mr-Glass Roofing: The Anaheim Owner’s Guide

Mr-Glass roofing systems in Anaheim typically run $400-$1,800 to repair and $8,000-$20,000 for full replacement, depending on whether we’re addressing isolated panel failure or substrate degradation underneath. We stock Mr-Glass-compatible glazing gaskets, compression seals, and custom-cut replacement panels for same-day installation on most residential models. Most Anaheim owners discover the problem after a Santa Ana wind event, when they notice whistling at the ridge line or water pooling where the glass-to-metal seal has hardened past recovery.

Which Mr-Glass Models This Applies To

Mr-Glass produced three distinct residential roofing series between the late 1990s and their 2019 acquisition: the Classic Series (single-pane, aluminum frame, 1998-2008), the Thermal Series (dual-pane with thermal break, 2005-2017), and the brief ProLine commercial-residential hybrid (2012-2019). The gasket profile differs across all three. Classic Series uses a snap-in EPDM gasket roughly 3/8-inch wide; Thermal Series switched to a dual-durometer compression seal that requires a specific insertion tool to seat without tearing; ProLine used a silicone wedge gasket that degrades faster in Anaheim’s UV exposure but is easier to source aftermarket.

Identification starts at the interior frame edge. Look for a stamped model prefix: CL for Classic, TH for Thermal, PL for ProLine. If the stamp is painted over, measure the glass thickness: Classic runs 1/4-inch single pane, Thermal runs 1-inch overall dual-pane, ProLine runs 5/8-inch laminated. We carry OEM-spec gaskets for Thermal Series because the thermal break geometry is unforgiving; for Classic and ProLine, we use aftermarket equivalents from Glazing Supply Inc. that match the compression set and shore hardness at roughly 60 percent of OEM cost. The Haven Standard requires we document which spec we’re installing and why, so the customer has the part number in writing.

Signs Your Mr-Glass Roofing Is Failing

Signs Your Mr-Glass Roofing Is Failing
  • Whistling or air movement at the ridge or eave. The compression gasket has lost its memory and no longer fills the gap between glass and aluminum frame. In Anaheim’s dry heat, EPDM gaskets typically harden in 12-15 years, faster if the roof faces southwest with no tree cover.
  • Water intrusion during wind-driven rain, but not in calm conditions. This points to seal failure at the capillary break, not a structural leak. The gasket is porous enough to pass water under pressure but not gravity-fed.
  • Visible condensation between panes on Thermal Series units. The desiccant in the spacer bar is saturated, meaning the hermetic seal is breached. This is a full panel replacement, not a gasket swap, and the panel must be ordered to size.
  • Glass panels shifting or “clicking” in temperature swings. The setting blocks have compressed or the edge tape has degraded, allowing lateral movement. Left unaddressed, the glass edge contacts bare metal and risks corner fracture.
  • White chalking on the aluminum frame adjacent to the gasket. This is UV-degraded gasket material migrating onto the frame, a cosmetic warning that the elastomer is past its service life and will soon leak.

Replacement Cost & What’s Included

Service Anaheim Price Range What’s Included
Gasket replacement, Classic/Thermal Series, per linear foot $18-$32 Removal of degraded gasket, frame cleaning, OEM or specified aftermarket installation, water test
Single panel replacement, Classic Series $400-$900 Custom-cut tempered glass, new setting blocks, capillary tape, installation, 365-Day Done Right Promise
Single panel replacement, Thermal Series $700-$1,400 Dual-pane IGU with low-E coating, argon fill, thermal break alignment, full documentation
Full Mr-Glass roof replacement $8,000-$20,000 Removal, substrate inspection and repair as needed, new system, permits, inspections, photo record

The wide range on full replacement reflects substrate condition. We’ve opened Mr-Glass roofs in the Platinum Triangle area where the original 1990s plywood was still sound, and others near Anaheim Hills where trapped condensation had compromised the rafter tails. Under Clause 1 of the Haven Standard, we write the full scope and price before removing the first panel; if we find rot during tear-off, we stop, photograph, and write a change order with a fixed price for the repair. No work proceeds unsigned. That’s the discipline that has kept our projects within a few percent of the agreed number across 4,000-plus jobs.

There’s a safe middle ground and a hard stopping point. An owner can inspect the gasket condition from inside with a flashlight, check the model stamp, and photograph any chalking or cracking for documentation. What we don’t recommend: attempting gasket insertion on Thermal Series without the proper tool, or lifting glass panels without suction cups rated for the weight. Tempered glass panels in the Classic Series run 35-50 pounds per sheet; Thermal Series panels hit 80-120 pounds. A dropped panel shatters into granules, and the custom lead time for replacement is typically 10-14 days. We’ve also seen homeowners force aftermarket gaskets into Classic Series frames, tearing the material and creating a leak path that wasn’t there before. Measure twice, say it once, show your work - if the measurement or tool isn’t in hand, call us.

We’re an independent service provider, not affiliated with Mr-Glass or its successor entities. We source parts through our network of fifty-plus vetted material suppliers, including Glazing Supply Inc. and regional distributors, and we document the spec on every invoice.
