IKO Windows & Doors: The Anaheim Owner’s Guide

We stock and install IKO-compatible windows and doors across Anaheim, with replacement projects typically running $4,500-$15,000 for window replacement and $8,000-$25,000 for impact window installation depending on series and opening count. Most IKO hardware, sash balances, and weatherstrip components we carry on our Anaheim-area trucks, and we can usually source full unit replacements within 48 hours when the frame is compromised. Most Anaheim homeowners first notice an IKO window or door problem when the sash won’t stay open, the lock won’t catch, or they feel a draft along the sill during Santa Ana wind season - signs that a specific component has worn past its tolerance.

Which IKO Models This Applies To

IKO’s window and door catalog spans several series, and the part you need depends on which generation is installed in your Anaheim home. The IKO ProLine vinyl double-hung and IKO UltraView casement are the two series we see most frequently in Orange County builds from 2005 to 2020. The ProLine uses a constant-force balance system with a stamped steel shoe that rides in a vinyl jamb liner; the UltraView switched to a block-and-tackle balance with a die-cast zinc shoe after 2012. The part numbers are not cross-compatible between these two balance types, and forcing the wrong shoe into the jamb liner will split the vinyl track.

To identify your series, open the sash and look for the IKO label in the head jamb or along the hinge side of a casement. The label includes a manufacturing date code and a unit size designation. If the label is gone, measure the visible glass width and height to the nearest eighth inch, then the overall frame depth - ProLine frames are 3¼ inches deep, UltraView frames are 3½ inches. We cross-reference these three measurements against IKO’s published spec sheets to confirm the balance shoe, pivot bar, and tilt latch part numbers before we quote.

Rowan Construction Group Anaheim is an independent service provider, not affiliated with IKO. For most IKO repairs, we use OEM-spec components from the original supplier network rather than generic aftermarket parts, because the tolerance on IKO’s tilt latches and sweep locks is tighter than the universal equivalents stocked at hardware stores. The exception is weatherstripping, where a quality aftermarket bulb seal with the same durometer and pile height outperforms aged OEM stock.

Signs Your IKO Windows & Doors Is Failing

Signs Your IKO Windows & Doors Is Failing
  • Sash drops or won’t stay open. This usually means the constant-force balance spring has lost tension or the block-and-tackle cord has frayed. In Anaheim’s dry climate, the lubricant in IKO balance cartridges dries faster than the manufacturer rates for, and we see this failure at 8-12 years rather than the 15-year design spec.
  • Lock won’t engage or feels spongy. The keeper has shifted on the jamb, or the cam lock itself has worn where the zinc casting meets the steel spindle. On south-facing IKO units in Anaheim, UV cycling causes the vinyl jamb to expand and contract enough to throw keeper alignment off by a sixteenth inch over five years.
  • Visible gap at the meeting rail or sill when closed. The weatherstrip bulb has compressed past recovery, or the sill track has sagged. IKO’s compression-seal design depends on even pressure across the full rail length; once the bulb flattens, Santa Ana winds push dust and noise straight through.
  • Condensation between glass panes. The insulated glass unit (IGU) seal has failed, allowing moist air into the cavity. This is not a part you can swap - the IGU is a sealed assembly - but it is a replacement we measure and order to the exact lite size and low-E coating spec.
  • Cracked or yellowed tilt latch. The nylon latch body has aged out. IKO’s original tilt latches for ProLine units through 2010 used a resin formulation that becomes brittle in sustained UV exposure; we replace these with the updated glass-filled nylon version that IKO adopted after 2011.

Replacement Cost & What’s Included

For IKO window and door work in Anaheim, our installed pricing follows the ranges below. These are flat prices with written scope, not estimates that drift.

Service Typical Range
Window Replacement (full unit) $4,500-$15,000
Impact Window Installation $8,000-$25,000
Balance / hardware repair (per sash) $180-$340
IGU replacement (per lite) $280-$520
Weatherstrip replacement (per unit) $120-$220

What drives the range: unit count, whether the opening needs reframing to meet current California Title 24 energy code, and whether the exterior finish (stucco, siding, or trim) needs repair after the old unit comes out. Every IKO replacement we quote includes the part, labor, disposal of the old unit, and a documented photo record of the opening condition before and after. Under Clause 1 of the Haven Standard, the price is written before anyone starts; no change proceeds without a signed change order. Our 365-Day Done Right Promise covers the installation and the components we supply.

DIY or Call Us?

There is one thing an Anaheim homeowner can safely check without tools: open the sash fully, look at the balance shoe visible in the jamb liner, and note whether it sits level or has twisted. A twisted shoe means the balance is compromised and the sash could drop unexpectedly. Do not attempt to remove a tilt-in sash with a failed balance - the sudden release of spring tension can cause serious hand or facial injury. The constant-force springs in IKO ProLine balances store roughly 15 pounds of preload; without the proper winding tool, releasing that energy is not a hand-tool job.

What goes wrong with DIY IKO repair: ordering the wrong balance shoe series, cracking the jamb liner during removal, or stripping the tilt-latch mounting screws because the pilot hole has worn oversized. We carry the IKO-specific balance tools, the correct shoe inventory for both ProLine and UltraView, and the oversized thread-repair hardware for stripped latch mounts.
